ARCHITECTURAL DESIGN
Our residential design services include:

DESIGN COORDINATION
We take it one step further by offering design coordination with kitchen + bath design selection of finishes, fixtures and equipment (FFE). LDS works with preferred top regional vendors. We’ll advise you on:
• Cabinetry design layout + placing your manufacturer order
• Materials + fixtures selection + ordering
DESIGN CONSULTING

We recommended this consultation for homeowners considering a pop top addition to a custom new build. We will help the client to identify a fundamental scope or plan that can be used to plan and budget your project.
Service Includes:
• A 3D scan of the existing home
• Development of an existing floor plan of the home
• An evaluation of the property with a review of the land survey and existing conditions
• Two (2) virtual hour-long sessions to produce diagrammatic sketches of the proposed changes to the home
• Discussions on scope of work needed and estimation of budget for project for planning purposes
• A roadmap to begin development architectural plans

This consultation is for clients looking to make interior updates to a particular room, or seeking expertise in finish selections.
Service Includes:
• Paint color research and sampling for interior and exterior
• Product Research, recommendations and elections of individual finishes (i.e. lighting, tile, plumbing fixtures, etc.)
• Entire room concepts that involves a comprehensive process, starting from inspirational imagery and finishing with sourcing of materials
• Site visits or accompanying client to showroom appointments
Cost:
Billed at an hourly rate.
