A Homeowner’s Guide to Selecting Finishes

Design Coordinator, Marie Payne, knew exactly where to turn and what to expect when it came time to embark on her own home renovation project. Working within the architecture industry helped Marie feel prepared for the planning, selections, and renovation process, but for others, building and remodeling can be confusing and overwhelming. Follow along on Marie’s own Lee Design Studio project and learn through the lens of her unique perspective as she remodels her family home. 

During a renovation, build, or remodel, the selection process is the time for clients to choose the finishes, fixtures, and smaller details of their project. We sat down with Marie to get her first-hand account of the selection process during a renovation: 

Where did you draw the most inspiration from for remodel design ideas? 

These days you can get lost in the amount of inspiration images on platforms like Instagram, Pinterest, and Houzz. Personally, I found it to be a useful tool to have so many ideas at my fingertips. It’s given so much accessibility to the average homeowner to have a beautifully designed home. Aside from online inspiration, I also relied on my own personal collection of design books and magazines.  

Do you have to have your selections complete before beginning your project?

It isn’t mandatory but the more organized, prepared, and decisive you can be ahead of time the better. Plus, in the midst of supply chain delays, it’s helpful to have as much lead time as possible so your project is not at the mercy of shipping carriers. Your builder should provide deadlines for orders on these finishes and if decisions aren’t made it can delay the project.  Advanced preparation on these items also allows you to really see how everything fits into the budget and if you’re running over in some areas and coming under in others.  It may help you prioritize what selections matter when it comes to a splurge item…maybe a must-have chandelier you’ve spotted!

Can I change my mind about a selection once the project has begun?  

You can change your mind on certain details during your project, but be sure to check with your builder in case an order has already been placed. Be mindful that changing your selections may impact your project’s timeline and might result in additional fees.

Can I work with a home remodel design consultant?  

Yes, many firms have someone in-house that can assist the client with putting a cohesive finish package together. This is exactly what I do for clients at Lee Design Studio! I go room by room selecting color palettes, tile, lighting, and hardware (just to name a few). These selections can get incorporated into the set of drawings and it helps when working with your builder to accurately price your project. 

What are some items that may be forgotten on a home building finishes checklist?  

Wall or ceiling trim and detailing or coverings like wallpaper may not be considered during some of the initial selections, but can really make a statement if they fit into the budget for the homeowner. Advanced communication with your builder on additions like this would be important for pricing up front, and for planning accordingly for the various phases of the build.
